The Cape Cod/NE Vacation Rentals Visitor Guide Mobile App is available for FREE download at Apple and Google  App Stores and provides guests (and potential guests) with lots of information regarding our Cape Cod vacation rentals, recommendations and discounts for restaurants & activities, Cape Cod weather, travel conditions, and real-time updates of events, and a lots more. You will need to enter the EMAIL YOU BOOKED WITH AND YOUR ARRIVAL DATE to download your itinerary information. 

  1. For reservations over 60 days away-you can make 2 payments-50% deposit with reservation and 50% final payment to be made 60 days prior to arrival. We accept Master Card or Visa for payment only.  For reservations made under 60 days, away-full payment is required at booking.  Your final payment will be billed automatically 60 days prior to arrival to your authorized credit card on file.   Upon 60 days of arrival–Your final payment will be billed automatically to your authorized credit card on file. Any payments not made within 60 days of arrival will result in a forfeit of your paid deposit and your reservation. A Process fee has been added to your reservation charges as stated in our original Rate Quote.  We do not charge any other fees when booked directly on the New England Vacations Website. {{initial}} 
  2. Your reservation is subject to MA Local and State Taxes. A tax is imposed on short-term rentals in Massachusetts and may vary based on local ordinances and bylaws as well as HOMEOWNER'S property holdings.  These tax rates are subject to change and may be adjusted to your charges/payment.  According to the MA Department of Revenue, the tax rate is determined as of the date of occupancy. If a rate increase occurs, Guest is responsible for any additional amounts due after this reservation is confirmed (Max amount is an extra 2% ).
  3. Your confirmed reservation with New England Vacation Rentals is final, however we do offer ... 

    FLEXIBLE CANCEL OPTIONS: If you are considering a possible cancelation-Options for your consideration:
    1.  You can use the reservation as is for yourself, family and or friends.  Once the reservation is paid in full it can be transferred.
    2.  We are happy to move your reservation to a later date in the same calendar year based on the home availability.  A change order fee may apply.  Please note your booked rate will continue to be charges but-if the week you choose has a higher rate you will be responsible for the difference in the rate and taxes.  Your second installment payment date will remain the same as your original reservation regardless of what week you choose.
    3.  Up until 60 days prior to arrival–If your reservation has not been paid in full yet: You can choose to cancel your reservation.  You will need to inform us in writing that you will not be not paying your 2nd payment and therefore forfeit your initial deposit and the reservation is canceled. This in essence is a 50% refund on the total balance due NEVR.  {{initial}} 

    By purchasing travel insurance, you can insure yourself for covered cancelation penalties, medical costs.  Contact Rental Guardian as detailed below for more specific information.

    **NE Vacation Rentals does not sell the trip cancel insurance other than it is offered on our website thru Rental Guardian for ease of the guest.

    Please consider purchasing Trip Cancelation Insurance through Rental Guardian.  You can purchase trip cancelation insurance up until 30 days prior to your arrival date.  This offers great peace of mind for a small additional cost.    Plans may include valuable medical coverage, trip interruption, coverage for theft of baggage and personal effects, accident coverage, emergency travel and health services and more. Rental Guardian travel protection products include backpackers protection, expatriate protection, luggage protection, missionary health protection, as well as gain access to a wide range of traveler's assistance services.

    Here are the various trip cancellation policies that offered through Rental Guardian: 
     
    • Play Travel Cancel for Any Reason – 9.8% (excludes New York, New Hampshire, Washington and Puerto Rico) Must be purchased with 14 days of booking confirmation and cannot be sold 30 days or less before check in date (for those reservations that are booked last minute). This provides the most coverage and is highly recommended.
    • Play Travel Protection - 7% This covers things like loss of job/income, health issues, Trip delays, luggage etc. Here's a sample policy to review: click here.  Note that this does not have provisions for "fear of travel"  It cannot be sold 30 days or less before check-in date.  
    • Play Travel Canada - 7%
    • Global Holiday Protection - 7% (non-US travelers traveling to US - includes coverage for guests from Quebec - not covered in Play Travel Canada) 

    If you decide to request a cancelation and If you purchased travel insurance through Rental Guardian you will need to contact them directly for your requested reimbursement. and also FAQ Regarding Trip Insurance Coverage

    If you purchased trip insurance through a private provider or your credit card company- you will need to contact them directly.  You are still responsible for full payment to New England Vacation Rentals and your credit card on file will be charged.  You will need to contact your travel insurance provider to discuss your potential reimbursement.

  4. We will do our best to accommodate you in regard to your reservation. However, if due to circumstances beyond our control, a quoted rate can change, a reserved accommodation becomes unavailable, substitute accommodations (same value-if available) will be offered or you will be issued or a refund for monies paid.

    We are not responsible for health (COVID-19 or any other health-related issues), travel, weather conditions or world related issues which may include the absence of water, electricity, heat, or air conditioning and any other “Acts of God” circumstances. New England Vacation Rentals Inc. cannot predict construction plans in the area and therefore cannot be responsible for any construction that may be occurring near one of our properties. Utility service outages should be reported to the NStar/Eversource at 1800-592-2000 immediately and all efforts will be made to have them restored as soon as possible.  Guest will not be offered any compensation/refund or moves to other properties.  Notice of Cancelation must be in writing and reported to us. 

    COVID-19 Travel Information: NEVR complies with the directives listed on the Mass.gov website. Please be aware that information may be updated and the details of your reservation may also be required to change, potentially without much notice. If the MA Governor issues a MA Rental Ban for MA Vacation Rental Homes, we will allow you to move your reservation to a future date, or provide a refund.     You understand that you may not "Quarantine in any NEVR Home" and will inform NEVR of any situation regarding Covid Status.  All NEVR guest stay and cancelation policies apply.

    Our NEVR homeowners and NEVR Team have put a lot of effort and great care into the home set up for the best guest satisfaction. It may seem that vacation rental homes are just like hotels but they are different.

    While we do try to offer hotel-like amenities - it is important to note that this home is owned by someone who really loves and cares about it.  As your vacation home representative, we want to do all we can-- for both-- our guests and homeowners. (which can be tricky at times)!

 ​​Additional information and policies:

  1. Bed sizes are listed under the property details of each home. All homes are equipped with blankets and pillows.  Furnishings, appliances, kitchen supplies, deck and beach furniture are provided by the owner of home and New England Vacation Rentals takes no responsibility for the overall condition, changes to what is shown on our website, quality or number of each. Unless it specifically states it on the property detail information on our website, Linens (bed sheets and bath, kitchen and beach towels) are NOT included with your rental unless otherwise noted.  Linen and Equipment Rental Options.  We are delighted to be partnering with Linendrops.com to bring convenient, reliable, resort quality linens to your vacation rental property.  If you forgot to add linens during the reservation process just contact us and we can add them for you. We quote the package price out for you and will simply add this to your reservation- plus applicable MA State and Local taxes. 
  2. All rental homes are checked upon departure by our cleaning staff and inspectors. 
  3. Damages to Home: Guest agrees to notify New England Vacation Rentals (NEVR)  as to any damages or accidents that occur to the premises, to both real property and personal property upon arrival (within 24 hours) Please report any damages to our office upon check-in so we may Assess, Repair or Replace items.   We can be contacted via phone at 508-432-0900 or email at bookings@newenglandvacationrentals.com. Any damage or accident not reported upon your arrival and any damages/issues found by our cleaning staff and inspectors upon your departure --repairs/replacements will be the responsibility of the guest and charges would be billed to your credit card. This includes extra cleaning if deemed necessary other than a "normal turnover clean". {{initial}} 
  4. Please do not move furniture in the property-this can cause scratches to wood floors, walls get dinged etc. If you do have to move something please be careful and be sure to return to the original location.  If we have to send our maintenance team to move furniture back- there will be a charge to you that will be billed to your credit card on file.
  5. NEVR Cleaning Standards and Procedures
    New England Vacation Rentals has expanded guidelines for the cleaning and sanitizing of our Cape Cod Vacation Rental Homes. These cleaning guidelines have been developed under the direction of The Vacation Rental Housekeeping Professionals (VRHP), a subsidiary of the Vacation Rental Management Association (VRMA) and the CDC.  The VRMA/VRHP “SafeHome”  initiative is working to take all precautions to keep our guests safe and healthy.  


    Providing a clean and well-maintained Cape Cod Vacation Rental Home has always been our top priority for our NEVR guests and owners. Each home has its own independent cleaner that is employed by the owner of this home. The Cleaner contact information will be provided at the home along with a Departure Check Out list for your handling.

    We do ask our guests to clean dishware used thoroughly–however if you still feel uneasy about cleanliness we recommend you rewash before use.

    *** NOTE– Safety precautions undertaken in the preparation of the home are not foolproof and cannot be guaranteed.  NEVR Cape Cod Vacation Rental Homes are used at your own desire and risk. The new cleaning guidelines are not legal or medical advice and are subject to change as more information becomes available about COVID-19. 

    Guest agrees to hold New England Vacation Rentals, Inc. its owners, agents, officers, employees, and subcontractors harmless of any injuries or claims caused by or contributed to by accidents, allergic reactions, or any other casualties or health problems that may arise during reservation period or as a result of staying at this home. Guest shall hold New England Vacation Rentals, Inc. its owners, agents, officers, employees, and subcontractors harmless from all claims to person or property arising out of the use and occupancy of the premises.  {{initial}}

    Cleaning Issue?  Within 24 hours upon arrival: Cleaners will come back to handle any cleaning issues at no extra charge.  NEVR wants to ensure your Cape Cod Vacation Rental Home is to your satisfaction– If we do not hear from you, we can’t help you!!

  6. Trash Pick Up--This is included with your stay.  Trash company details and pick-up days are posted at the home and are also included in your check-in instructions.  PLEASE BAG ALL HOUSEHOLD TRASH or the trash company will not pick up. Unbagged trash will not be removed and may result in a fee to the guest to arrange for a special pick-up. Trash companies tend to come very early in the morning (6-7am) so please consider these times.  No one likes to arrive to a home with bins full of trash.  If you forget to put the trash out according to instructions--we will send our maintenance team to take care of it and will charge the Guest Credit card on file a $75 trash pick-up charge.  
  7. A Word About Cape Cod Summer Temperatures and Humidity--During peak summer, it can get very hot and humid on Cape Cod. Most of our rental homes offer either Central Air, Split A/C’s or Individual window A/C units to help keep you cool (check under each individual property listing details). Some of our earliest recollection of Cape Cod is when we open the door for the first time and get that “Cape Cod scent” While in reality, that’s the musty smell of a closed-up home. This is especially the case with homes that do NOT have Central Air Conditioning and even more so Waterfront Homes without Central Air Conditioning. Opening windows to air out the house and a good can of Air Freshener can alleviate this condition. Mold does exist on Cape Cod due to the saltwater and air, high temperatures, humidity, and the traditional clapboard shingles that many homes have. 
  8. The hot temperatures and humidity can cause all kinds of “pesky creatures” to come out during the summer.  While our homes do have pest control-we still get all kinds of pests.  This includes mice, spiders and spider webs, gypsy moths, ants, flies, wood roaches, bugs, etc.  Pest control can slow it down but it cannot stop the natural lives of these creatures. There is Wildlife on Cape Cod: Please be aware we have wild turkeys, coyotes and other various wildlife. We are not responsible for any of these circumstances. Guest will not be offered any compensation or refund.
  9. Air Conditioning, Heat and Appliances: During the peak summer months, AC and Electrical systems of Cape Cod homes get overloaded and MAY not always be able to keep up with the cooling. You may notice that some of our homes with HVAC have window units to assist with extra cooling. 

    Please do not put the HVAC thermostat below 70 degrees at any time during the summer and the Heat not above 70 degrees.  The Cape Home Electrical and HVAC systems can not handle any extreme fluctuations of the thermostats.   If you are using the AC, please make sure you keep all home windows and doors closed at all times. 
  10. Cape Cod Infrastructure and Service providers--as you may be experiencing in your own hometown, Cape Cod Home Care Service Providers are working to catch up during these Post-Covid Times.  They are working with limited staff and replacement parts are taking longer to get with a much slower and limited supply chain available.  If you experience Appliance trouble during your stay-please let us know as soon as possible so we may start the repair process.  While our NEVR homeowners do their best to provide all advertised amenities they are not able to be guaranteed.  {initial}}

  12. Occupancy Limits: Please note that this is a short- term vacation rental home.  The rental is limited to residential, recreational, vacation use only. Total occupancy in properties may not exceed the maximum number of occupants allowed as shown under property details. Children, including babies of all ages, are counted. No more than 6 persons beyond the occupancy limit allowed at the premises on a daily basis without the expressed written authorization of the owner.  Violation of the above may result in eviction without refund.  
  13. Occupancy and use of premises shall not be such as to disturb or offend neighbors or residents.  New England Vacation Rentals has the prerogative to terminate this reservation and ask disruptive Guests or unauthorized guests to vacate the premises without a refund. Guest and all members of Guest’s party must be sufficiently quiet as to not disturb other guests or property owners. Quiet hours (10:00 p.m. to 7:00 a.m.) are strictly enforced by area security. Absolutely no house parties are permitted.  Amplified music or live bands are not permitted at any of our properties at any time.  
  14. No tents, trailers or RV's are allowed on the rental property.  
  15. Electric Cars and Charging--We ask that you do NOT charge your Electric car at our NEVR Vacation Rental Homes.  This can be costly to our homeowners and there are plenty of Charge Stations throughout the Cape. 
  16. Parking of Guest Cars are only permitted in designated parking spaces.  Maximum number of parking spaces is under individual property details.  No Parking on the lawn at any time-- as there are sensitive irrigation and septic systems that could be damaged.  Guest may be charged or towed at their own expense if this policy is not followed and there is damage to yard, sprinklers or septic system. 
  17. We do not rent to persons under age 25.  Only the names and number of persons specified on the confirmation will be permitted to use accommodations and id's can be requested. {{initial}} 
  18. Note that all New England Vacation Homes are NON-SMOKING.  This includes anything containing tobacco, any other substance, and e-cigarettes, inside or outside of the home. Failure to abide by our NO SMOKING policy will result in a $1,000 penalty that will be billed to your credit card and immediate eviction without refund.  {{initial}} 
  19. Lock Outs:  If after 5PM --call 508-432-0900 and press 0---There will be a $75 emergency lock out fee charged to your credit card.
  20. Hot Tub and Pool Policies:  USE OF Pools and HOT TUB AT OWN RISK!  The guest has agreed to hold New England Vacation Rentals and the homeowner harmless for any injuries or if a rash occurs. A professional service is used weekly -  hot tub and pools are tested and sanitized at each visit. Guest is responsible for any damage to equipment, spa cover or spa surfaces.***If a complete refill of pool/ spa is caused due to neglect from guest (examples but not limited to: Hair ties, use of suntan lotion, alcohol, etc.) there will be a $300-$500 Fee and will be billed to the guest credit card on file

    Please note:

    • Minimum age for unsupervised use of the pool and hot tub - 18 and above.
    • Minimum age for supervised use of the hot tub - 6 years old.
    • Maximum number of persons in spa - 4.
    • Hot tub: Maximum safe spa temperature is 102° or less.
    • Hot tub: Must replace spa cover and latch cover clips after use.
    • Must add water if level drops below indicator on skimmer.
    • Must shower or bath before use.
    • No pets allowed at any time.
    • No eating, no smoking, and only drink water from plastic cups only.
    • Do not use spa if pregnant or hypertensive (high blood pressure).
    • Do not use pool or spa if under the influence of drugs or alcohol.
    • Do not use pool or spa if water looks poor, smells bad, or without pump running.
    • Notify NEVR management of any equipment failure or water problems. 
  21. Fireplaces should not be used at Cape houses. We do not list this as an amenity even if the home has one--as they have not been inspected for guest use.
  22. Fire-pit Safety (if applicable to your rental home): It is your responsibility to use this very carefully.  Any damages caused by using this for any reason (even wind) will be billed to your credit card on file.  To ensure the fire is out: Pour water from your bucket up and down the length of the fire, then side to side. Hold the water several feet over the fire to avoid getting burned by steam rising out of the fire pit. Thoroughly cover all the wood and embers until the fire stops smoking and sizzling. Use a shovel or stick to move the wood around. Be sure that all sides of the wood are covered with water. Scrape any embers off the remaining wood and soak them. Stir the mixture of water and wood. Lift up the rocks of your fire pit and look for embers between and under them. Thoroughly soak those with water, too. Before leaving, check the entire fire pit to make sure there is no heat being generated. The fire pit and wood that remains should be cool and damp.
  23. Home Details on our Website: We believe our website provides a good overview of each property with information and many photos. Our homes are individually owned and therefore reflect the tastes of each owner. We have provided amenities, photos, and bed information for each home under property details. All individual home details and photos can be viewed on our website under property details.   Please confirm all information at the time your reservation is made. While every effort is made to ensure the accuracy of the information contained herein with regard to bed sizes and home amenities, it is not guaranteed and may be changed, or replaced with a similar item in the household. Please note that although individual needs and tastes vary, we will be unable to make other arrangements when you arrive should you decide not to stay at your confirmed rental home.
  24. Each booked reservation is between the Owner of the property and the Guest. Each rental property and the included furnishings are privately owned. A booked reservation is an acknowledgment between the Owner and the Guest. The reservation is limited to the stated occupancy. New England Vacation Rentals, Inc. is acting solely as a Representative for the Owner. Should a rental dispute arise, New England Vacation Rentals, Inc will file an Interpleader with a court of competent jurisdiction for determination of deposit. 
  25. Guest acknowledges and understands that Check out time is no later than 10:00 AM and Check-in time is no earlier than 4:00 PM. We do have to be strict about it because of the traffic flow here on Cape Cod. You do have the option to add a "late check-out" stay (for an extra fee) if available to your reservation and not during Peak Summer Season. Ask your New England Vacation Rentals Representative for additional rate information.  
  26. In regard to construction in the area.  New England Vacation Rentals Inc. cannot predict construction plans in the area and therefore cannot be responsible for any construction that may be occurring near one of our properties. No compensation or moves to other properties will be considered.
  27. Guests are provided with the use of local telephone service and cable television only if it is available from the owner. Guests agree to make all long distance calls collect, by credit card or charge to a third number. The purchase of Pay Per View movies and events is not permitted. Any unauthorized phone charges or movie purchases will be billed to your credit card.
  28. All Homes are equipped with basic kitchen equipment, appliances, and supplies, furnishings, deck furniture, gas or charcoal grill.  You will need to bring all paper products, soaps (dish, body and laundry), condiments etc.  Check the property details for more specific information. Beach chairs are often available at our homes, however we do not advertise them because we cannot guarantee the quantity or the shape they will be in – people do leave them behind from time to time so there may be some for your use–again we cannot guarantee this. If your are driving to the Cape always best to put a couple in your car- If not, There are many stores in the area such as Ocean State Job Lot, CVS etc that sell them very inexpensively. Bringing a Beach Blanket is recommended as well.
  29. Dogs are only permitted in homes designated on our website as Pet Friendly.  All dogs must be registered with NEVR and a Pet Registration form must be submitted.  Please note that we cannot guarantee an allergen-free home or that an owner of a home may have a pet.  Failure to abide by our NO PETS policy by allowing pets on the premises (either your own or a guest) will result in a $1,000 penalty that will be billed to your credit card and immediate eviction without refund.  {{initial}} 
  30. ***PET FRIENDLY HOME POLICY: (only for Pet Friendly homes as designated on our website)
    Guest hereby agrees to comply the following:
    Certain Breeds are not permitted as mandated by Homeowner Insurance Policies.  This is not our rule: NEVR Loves Dogs.  Dog May not exceed (80) lbs.
    Must be at least one (1) year of age or older.
    Must be spayed or neutered.
    Must be up to date on rabies vaccinations and all other vaccinations. Heartworm preventive is highly recommended.
    All pets must be leashed at all times.
    Guest is responsible for cleaning up any/all pet refuse. (an automatic charge of $250 will be applied to your credit card if this is not done)
    Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees and billed to your credit card.
    All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets.
    Pet will not damage the premises. If damages are caused, the cost of the damage may be billed to your credit card.
    Guest should prevent pets from producing excessive noise at a level that disturbs neighbors.
    Pet will not be left unattended for an undue length of time, either indoors or out. Pet will not be left unattended on balcony, patio, or porch.
    Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises.
  31. ​​​​Guests are solely responsible for any property damage, accident injury to any person or loss sustained by any person, including loss of money, jewelry, and other items of personal property, arising out of or in any way related to Guests use of the premises or the items of personal property. Guests shall inspect and be familiar with the proper use and application of such items prior to using them. Guests assume the risk of injury or other losses relating to any recreational activities and will hold the homeowner and its agents harmless with respect thereto.  The registered NEVR guest signing this agreement is responsible for all charges and payments for the rental of this home and must be a legal occupant of the home during the reservation period.   You are liable for all court costs, credit card fees, collection fees, arbitration costs, interest fees, and attorney fees if it is necessary to enforce payment or collection through the courts. Fraudulent or False challenges and false chargebacks will be subjected to a request for treble damages."  {{initial}}
  32. This rental confirmation also constitutes a Waiver and Release of Liability, whereby the Guest agrees to release, discharge, hold harmless, defend and indemnify New England Vacation Rentals and its owners, agents, officers and employees from any and all claims, actions or losses for bodily injury, property damage, accidental injury, wrongful death, loss of services or otherwise which may arise out of Guest’s use of any part of the home (exterior and interior) as well as any recreational equipment provided by the home including Kayak, Boats, Paddleboards, Bicycles, Canoes, Floats etc.  The Guest acknowledges he/she specifically understands he/she (Guest) is releasing, discharging and waiving any claims or actions that he/she may have at the present time, or in the future, for the negligent acts, omissions or other conduct by the owners, agents, officers or employees of New England Vacation Rentals and the owners of the stated home. 
  33. Guests agree to promptly notify New England Vacation Rentals, Inc. of any and all damage. Guests hereby agree to INDEMNIFY New England Vacation Rentals, Inc. its owners, agents, officers, employees, and subcontractors harmless from any and all claims including those of third parties, arising out of or in any way related to Guests use of premises or the items of personal property provided therein.   Owners and Guests hereby agree to INDEMNIFY NEW ENGLAND VACATION RENTALS, INC., its owners, agents, officers and employees, subcontractors and the Owner and hold them harmless from any disagreements, claims or actions arising in any way of the Owners or Guests failing to uphold the stipulations and requirements of this use license or for any act of God or unforeseen action or circumstance including weather which may result in a nullification of this agreement. ​​​​ Guest agrees to hold New England Vacation Rentals, Inc. its owners, agents, officers, employees, and subcontractors harmless of any injuries or claims caused by or contributed to by accidents, allergic reactions, or any other casualties or health problems that may arise during reservation period or as a result of staying at this home. Safety precautions undertaken in the preparation of this home are not foolproof, and Guest shall hold New England Vacation Rentals, Inc. its owners, agents, officers, employees, and subcontractors harmless from all claims to person or property arising out of the use and occupancy of the premises. 
  34. Information and advertising regarding individual listings are believed accurate but cannot be guaranteed.
  35. In regard to beaches, Ponds, and Other local attractions.  Please note we are not responsible for weather conditions, closings or actions of any of these local area attractions.
  36. Outdoor Grills.  Grills (Charcoal or Gas) are available for your use.  Please check your property details for specific information.  New England Vacation Rentals takes no responsibility for the type or condition of a grill at a particular home.  New England Vacation Rentals or our owners are not responsible for providing charcoal or propane for grills.  We are happy to recommend where you can exchange a gas tank in your area.
  37. Property Maintenance.  It may be necessary for us to enter your vacation home during your stay to handle repair, care, or management of the property.  We will always contact you first to arrange a suitable day and time.
  38. Vacation Homes for Sale.  If you are interested in purchasing a home on Cape Cod let us know and we will refer you to our affiliated sales agency.  If your vacation home is for sale and a showing is requested we will contact you for a suitable day and time.  Most homes are shown on the home turnover day between check out and arrival time.
