How Do We Contact NEVR? Our Phone Lines at 508-432-0900 are open Monday-Saturday 9am-5pm. Our email is Our Free Mobile App/Happy Stays has lots of great information about your home and Cape Cod.  Our phones do get very busy.  We have a service that helps us answer our phones as many guest questions are quick and we can reply easily via email.  Our website is comprehensive with all possible info a guest may need.   We do close for major holidays but have emergency services available if during your reservation period.

Can NEVR Help Me To Select The Right Home? Absolutely. Our NEVR team know every detail about every one of our NEVR homes.  Email us at or call our office at 508-432-0900 during business hours and one of our NEVR Team Members would love to help find a home that is just right for you.

What Is The Minimum Reservation Length?  For 2021 Reservations:

  • From Mid June until Labor Day– 7 Night Friday Arrival is Required.

We require a 7 night stay for our Cape Cod Vacation Rental Homes during the peak summer months from middle of June until the first week in September.  3 Night Stays are available in many of our homes during the Fall and Spring Seasons.  Just Ask Us.

Can I Bring My Dog?  NEVR loves Dogs and offer the most Dog Friendly homes on Cape Cod.  Dogs stay free! Click here: Cape Cod Dog Friendly Homes to view each home.  Upon booking, you will be emailed a Pet Registration Form for completion.  Pet Damage is the sole responsibility of the guest. Homes that are not listed as Dog Friendly do have a strict No Pets Policy.  Thanks for understanding.

How Do I Book A Reservation?  You Can Securely Book Online On Our Website AT

For Reservations made over 60 days away-you can make 2 payments-50% deposit with reservation and the final balance will be auto billed to your credit card 60 days prior to arrival.

How Is Payment Made?  We accept MasterCard and Visa for Payments. Sorry we do not accept cash, checks or any other credit cards.

Are There Any Extra Fees?  If you book directly with NEVR through our website, you only pay a processing fee and a damage waiver – extra fees include a pet fee, trip insurance or linen rentals. State and local taxes are charged if applicable.

Is Departure Cleaning Included With My Reservation?  Departure cleaning is performed between each guest stay and is included with your reservation at no additional charge.  Simply follow our basic check out instructions (take out the trash, clean and put away all dishwater, etc)  and there will be no extra charges. If you prefer for the home cleaners to take care of the basic check out list, this can be arranged for a fee of $100-$300+ (depending on the condition and size of the home) that can be billed to your credit card for your convenience.

What Are The NEVR Cleaning Standards and Procedures?  Providing a clean and well maintained Cape Cod Vacation Rental Home has always been our top priority for our guests and owners. Each home has its own independent cleaner that is employed by the owner of this home. The Cleaner contact information will be provided at the home along with a Departure Check Out list for your handling.

Cleaners have been provided with COVID-19 Cleaning Policies for New England Vacation Rental Vacation Rental Homes (NEVR) based on current EPA and CDC guidelines. Special attention will be given to the disinfection and sanitization of “high touch surfaces” such as tables, doorknobs, light switches, countertops, all knobs and handles, desks, toilets, faucets, TV remotes etc. Cleaners will be using products that have been approved under the EPA guidelines.

We do ask our guests to clean dishware used thoroughly–however, if you still feel uneasy about cleanliness we recommend you rewash before use.

What if I Have A Cleaning Issue?  Within 24 hours upon arrival: Cleaners will come back to handle any cleaning issues at no extra charge.  NEVR wants to ensure your Cape Cod Vacation Rental Home is to your satisfaction– If we do not hear from you, we can’t help you!!

Do I Have To Pay A Security Deposit?  We Do Not Charge Security Deposits.  We do hold your credit card on file in case of damage or incremental charge.  We will never charge your credit card with out informing you in advance.

I Booked Through A Third Party Advertising Site Who Charged Me An Additional Fee– Can I Cancel And Book Direct With NEVR?  Our Cape Cod Vacation Rental Homes are offered on many 3rd party advertising sites such as Homeaway, VRBO, Trip Advisor and Airbnb.  You will not be able to cancel your reservation on these sites to book on the NEVR site. These online travel sites do charge additional booking fees.  We are not able to discount or waive the extra fees charged by these sites.  If you have any questions regarding these extra booking fees please contact the 3rd Party site directly.

Is there a Minimum Age Requirement?  You must be 25+ years old unless accompanied by a parent or guardian to book one of our Vacation Rental Homes. An ID must be furnished upon request.

How Do I Access My Home And What Are Check In and Out Times?  All of our homes have keyless entry so you can go directly to your home.   We will email you about 5-7 days prior to your arrival with directions and check in instructions.

  • Check in is any time after 4pm. If your home is ready earlier we will email/text you.  Please do not go to the home before 4pm with out permission by our NEVR office.
  • Check out is by 9am.

What If I Need To Cancel My Reservation?  A confirmed reservation is non refundable but we do offer flexible cancel options.  We also highly recommend that you consider purchasing trip cancellation insurance through Rental GuardianAsk our guest specialist for more details. Notice of Cancelation must be in writing and reported to us.

We are not responsible for health, travel, weather conditions or world related issues which may include absence of water, electricity, heat, or air conditioning and any other “Acts of God” circumstances. New England Vacation Rentals Inc. cannot predict construction plan in the area and therefore cannot be responsible for any construction that may be occurring near one of our properties. Guest will not be offered any compensation/refund or moves to other properties.  Notice of Cancelation must be in writing and reported to us.”

NEVR complies with the directives listed on the website. Please be aware that information may be updated and the details of your reservation may also be required to change, potentially without much notice. If the MA Governor issues a MA Rental Ban for MA Vacation Rental Homes, we will allow you to move your reservation to a future date, or provide a refund. Please note, any other reasons to cancel would follow our normal cancellation policy.

If you are considering a possible cancelation-Options for your consideration:
1.  You can use the reservation as is for yourself, family and or friends.  Once the reservation is paid in full it can be transferred.

2.  We are happy to move your reservation to a later date in with in the same calendar year based on the home availability.  A change order fee will apply.  Please note that- if the week you choose has a higher rate you will be responsible for the difference in the rate and taxes.  Your second installment payment date will remain the same as your original reservation regardless of what week you choose.

3.  Up until 60 days prior to arrival–If reservation has not been paid in full yet: You can choose to cancel your reservation.  You will need to inform us in writing that you will not be not paying

Trip Cancelation Insurance Options: Please consider purchasing Trip Cancelation Insurance through Rental Guardian.  This offers great peace of mind for a small additional cost.   You are responsible for full payment of your reservation.  

Can I Switch Homes Once I Book?  Once you have booked a home with NEVR you have booked a particular home owned by an individual owner. Switching homes is not permitted.

The Home Description States Only Sleeps 6 People; I Have 8 People, Is This OK?  The occupancy limit is set by each Cape Cod Town and is a number that cannot be exceeded. All persons are counted including babies.

Are Linens Included?  All beds will have a bed covering such as a coverlett or comforter, mattress pads and pillows. As Cape Cod is a “drive to” destination, many guests bring their own linens.  Linens such as bed sheets, bath towels and bath mats can be rented at time of booking or at a later date through our linen/concierge services.  We do have a few homes that come with linens. Bed sizes can be found on our website for each home under the “Room Details” tab.

What Does My Home Come With?  Each Cape Cod home is unique and privately owned. We work with each of our owners with a specific “set up list” to fully equip our NEVR homes with proper furniture, beds, and kitchen items such as pots & pans, dishwear, eating utensils, and appliances. Check the amenities tab on the property information for complete details.  Note that each vacation rental home is individually owned and is a self-catering accommodation.

Most of our homes come with a “Back To Basics Bag” all with compliments from the owner! This is a large reusable tote comes with: 2 rolls of toilet paper, tissues, hand soap, sponge, 2 trash bags, dish soap, dish washing detergent, hand sanitizer, a roll of paper towels, and laundry detergent (for guests with a 1 week minimum stay).

Beach chairs are often available at our homes.  We cannot guarantee the quantity or the shape they will be in – people do leave them behind from time to time so there may be some for your use–again we cannot guarantee this. If your are driving to the Cape always best to put a couple in your car- If not, There are many stores in the area such as the Grocery Stores, Christmas Tree Shops, Ocean State Job Lot, CVS etc. that sell them very inexpensively. Bringing a Beach Blanket is recommended as well.

Does a Beach Pass Come With My House?   No– but you can purchase a beach pass for all beaches at: Cape Cod Beach Pass Information

The Home Has A Fireplace.  Can I Use It?  Fireplaces should not be used unless given permission.

Does My Home Have Wifi and How Do I Get The Code?  All of our NEVR Cape Cod Vacation Rental homes have free WiFi and the code will be provided in your check in instructions and will be posted at the home.

Does My Home Have Cable TV?  All homes have Cape TV.  All will have at least basic cable and many will have extended.

Is There Trash Pick Up?  Yes and the trash company information will be provided in your check in instructions and will be posted at the home. All trash must be “bagged” or will not be picked up by the trash company.  If NEVR has to come and clean up your extra trash left behind –there will be an additional charge starting at $75 and will be billed to your credit card on file.

How Do I Check Out Of My Home On Departure Day?  Home should be left tidy.

  • Run Dishwasher and unload it or wash all dishes if there is no dishwasher. Please return all furniture to its original location.
  • Make sure you take all personal property and all food items with you.
  • Completely empty and clean fridge and cupboards of all food items.
  • Please take out all “bagged” trash to designated containers.
  • Please turn all exterior and interior lights off upon leaving. Close and lock all windows and close shades.
  • Close outdoor umbrellas. You may be responsible for damages if umbrellas are left open and found broken.
  • Please brush down the outdoor grill and put the grill cover back on (if provided).
  • Make up the Beds with bedcovers back on beds as you found them upon arrival. Extra blankets folded and put in closets.
